Full of character and charm, this idyllic country cottage has been the subject of a comprehensive programme of renovations, completed in 2018, which has resulted in a beautifully finished and tastefully styled property set, with views of the church, in the centre of the highly regarded village of Ludham, at the very heart of the Norfolk Broads.

Thought to date back to 1640, this former Bakehouse benefits from oil fired central heating, full double glazing, wooden latch doors and exposed beams throughout. The comfortable, well appointed  family accommodation consists of a dual aspect Sitting Room, smart TV, DVD player, dual aspect Dining Room with feature fireplace and bread oven, fitted Kitchen with built in electric double oven, induction hob and extractor fan, microwave, fridge, dishwasher and coffee machine. The Utility Room comes complete with a freezer, washing machine and a tumble dryer and the high quality, fully tiled, ground floor Shower Room has a w/c, hand basin, shower enclosure, heated towel rail.

On the first floor there are 3 bedrooms, the master has a king size double bed, Bedroom 2 has a double bed and a single bed and the third has bunk beds (maximum occupancy is 7 people). The contemporary Bathroom offers both a bath and a separate shower enclosure with w/c, vanity washbasin, heated towel rail and a WiFi music mirror.

Outside is a small, private courtyard perfect for a spot of sunbathing or alfresco dining.

Facilities within Ludham, just a few steps from the cottage include a Pub/Restaurant, Tea Room, village store/Post Office, Butchers and a Doctor’s Surgery. Picturesque Womack Water is less than 0.5 miles away and offers a beautiful location with direct access to the River Thurne, the perfect place to fish, or to simply sit and enjoy the tranquil surroundings.

The bustling capital of The Broads, Wroxham, is only 7 miles away with an extensive selection of facilities including a Train Station giving easy access to Norwich (20mins) and Cromer (30mins), boat hire at Potter Heigham is less than 3 miles away.

Please note If you require the use of the sofa bed during your stay, the owner requires notification at time of booking and please be aware the top bunk bed is for under 14s only.

Sunnyside Cottage is comfortable with pleasant and tasteful furnishings, in keeping with the period style of the house.  It has all the amenities and facilities that we required for our stay. 

The village is very pretty and peaceful.  It is also quite active, even in winter.  We would recommend the local butchers too, as well as the Sunday Carvery at the nearby Kings Arms.  The village is also close to many Norfolk attractions.  Would hope to revisit in future to experience Norfolk in milder weather.

Beautiful cottage.  Comfortable and cosy with everything we needed.  Convenient for everything we wanted to do.  Felt like a home from home.

Great place to stay, the pub is two minutes away, there is a traditional butchers across the road, and a decent supermarket.  The house is great, doorways are a bit low upstairs but it’s an old house and after a couple of knocks on head you remember to duck.  Kitchen is well equipped, utility room has a washing machine and tumble dryer, both more than capable.  Beaches are nearby, only a short drive.  Wroxham is also close by, and Norwich is doable in a day.  A great cottage in a lovely village and close to lots of places.
